Commercial Surveys
The type of appropriate inspection for a commercial property depends whether the building is being purchased for occupation, purchased for investment or on the basis of a lease commitment.
The inspection Stilings Chartered Surveyors can undertake, is usually in the form of a Building Survey, which is broadly comparable with the RICS Level 3 Survey (without valuation), the differences being defined within the Conditions of Engagement, where the way in which the building is built and its state of repair, are fully documented, with advice given on any remedial works which are necessary.
Building surveys can be carried out of most types of commercial property, whether offices, shops, factories or warehouses, where traditional building methods have been used, (rather than steel/concrete frames, and other such systems).

Schedules of Condition
The Schedule of Condition is useful to an ingoing tenant, or landlord, as a snapshot listing of the condition of the internal and external fabric and fittings of a building, as at the date of occupation, thereby setting the benchmark or standard of condition which will be expected, when the property is returned at the end of the agreed lease term.
At the end of the term a Schedule of Dilapidations is prepared, this being a listing of deficiencies present at the end of a lease term, and for which the outgoing tenant is liable. It therefore follows that, if the tenant cannot prove that a defect was already there at the start of the lease, by way of a Schedule of Condition, it is likely that they may not be able to avoid the bill for repairs at the end of a lease.
Stilings have extensive experience spanning decades acting for both landlords and tenants in the preparation of Schedules of Condition and such matters.
Formal Schedules of Dilapidations, for service in Court proceedings, or other non-litigation disputes, are not undertaken.
